Property Assessment and Taxation
Property Tax Process
Tax Rates are set each year in May by Council.
- Tax notices are mailed out by the end of May.
- Taxes are due on or before June 30. There are several payment options.
- Late taxes incur a 5% penalty on July 1.
If you have not received your notice by the end of May, contact the Townsite Office. Late tax penalties still apply even if you did not receive a notice.
Your Property Tax Notice
In addition to your assessment information, you will see two tax sections on your notice:
Municipal Taxes
The section on the left is Municipal Taxes. These tax amounts are set by Redwood Meadows Town Council. They include:
- Municipal Levy: Generates the annual revenue required to support delivery of Townsite services.
- Emergency Services: Generates the annual revenue required to support delivery of emergency services.
School Taxes / Other Requisitions
The section on the right side is School Taxes / Other Requisitions. These tax amounts are set by the Province of Alberta.
- School/Education:Generates revenue to support the annual requisition from the Government of Alberta. The Province sets the education tax rates on behalf of the Alberta School Foundation Fund (ASFF) and Roman Catholic School District (RCSD).
Property Tax Formula
Redwood Meadows property taxes are calculated based on the application of the following formula:
Assessed Value x Residential Tax Rate
Example
If the assessed value of a residential property was $450,000, and the residential tax rate for the year was 0.0049939, the estimated taxes on that property would be:
$450,000 x 0.0049939 = $2247.26
Tax Instalment Payment Plan (TIPP)
The Tax Instalment Payment Plan (TIPP) is a convenient way to pay your annual property taxes through smaller monthly payments instead of one large lump sum payment in June.
With TIPP, your property tax payments are automatically withdrawn from your bank account on the 18th day of each month, making budgeting easier and helping you avoid late payment penalties.
Why Choose TIPP?
- Spread your property taxes into manageable monthly payments
- Avoid the stress of a large annual payment
- Automatic withdrawals help prevent missed payments and penalties
- Easier monthly budgeting for homeowners
How TIPP Payments Work
If You Join Before January 1
Your estimated annual property taxes will be divided into 12 equal monthly payments from January through December.
If You Join After January 1
Your remaining annual property taxes will be divided over the remaining months of the current year. The following year, your payments will be spread over the full 12 months.
How Monthly Payments Are Calculated
January to June Payments
Because property tax rates are not finalized until the spring, January through June payments are estimated using:
- The total property taxes paid the previous year
- Any adjustments on your tax account
Your monthly payment is calculated by taking the estimated annual amount and dividing it by 12.
Existing TIPP participants will be notified of any payment changes before the January payment adjustment takes effect.
July to December Payments
Once current year tax rates are finalized in the spring, your remaining payments are recalculated to reflect your actual annual tax bill.
July through December payments are calculated using:
- Your current year property tax amount
- Payments already made during the year
The remaining balance is divided into six equal payments from July through December.
By December, your property taxes for the year will be paid in full.
Payment Schedule
- Automatic withdrawals occur on the 18th day of each month
- Payments are withdrawn directly from your bank account
- Monthly payment amounts may change in July after final tax rates are approved

Water Treatment & Quality
- There is an onsite Water Treatment Plant within the Townsite.
- The Water Treatment Plant is monitored by our Operations Department and by a third party contracted water monitoring service.
- Redwood Meadows’ water meets or exceeds current federal and provincial regulatory standards.
- Your water may appear cloudy when you initially pour it from the tap. This is caused by dissolved air in your water and is not an indicator of any problem. The water will clear if you let it stand for a few minutes.
- It is recommended that you use a de-chlorination chemical prior to using tap water for fish tanks. These chemicals are readily available at most pet stores.
- It is good practice to run the tap water for a few minutes after periods of no water use (i.e. 6 hours or more) to flush out the water that has been sitting in your household plumbing. To help conserve water, you can collect and use the flushed water for washing or watering plants.
